Nettles island Lot Owners Association would like to invite all Nettles Island Owners, Managers and Members of President’s Council of Hutchinson Island to Nettles Island on December 10, 2025 at 7 pm.
Cathy Townsend, our St Lucie Commissioner has asked to speak to the owners on Hutchinson Island.  Some of her topics will include St Lucie Airport, Buckee’s and other new happenings within St Lucie County.  Bring all your questions.
Our apology for any hardship caused by the back up to enter NI at the last meeting about the beach.   If you missed the meeting the slides and pertinent information are on the PCofHI.com website under Beach and Dune.
  We are going to try a simple method whereby you RSVP in advance if you are going to attend and the guards will have a pass ready for you with your name on the pass.  Please have your   driver’s license ready and tell the guard you are there for the LOA meeting at the Recreation Center.
Our next PCofHI meeting will be on January 20, 2026 with Ben Balcer, Milestone Inspection Compliance, Annual Budget, and associated Millage Rates.  Commissioner Clasby; General Updates.

Dear St. Lucie County Stakeholders,
 
St. Lucie County is undertaking a vital initiative to recalibrate road impact fees (multimodal fee) to better align with the true infrastructure costs associated with expanding and enhancing our roadway network. This effort is intended to ensure that new development contributes proportionately to the transportation capacity needed to support their growth—helping to maintain the high quality of life our residents and businesses expect.
 
St. Lucie County’s Road Impact Fee was initially implemented in 1986 to assist the County in providing adequate transportation facilities for expected growth. Rates have evolved over time and, more recently, a technical study for these fees was updated in 2022.
 
The continued growth and the significant increases in construction costs continue to place pressure on transportation infrastructure. St. Lucie County has retained a consulting firm, Benesch, to update the County’s Road Impact Fee study to reflect current market data. The study includes evaluating the extraordinary circumstances provision within Florida Statutes to have the option to adopt updated fees prior to the standard limit for fee adjustments.
 
This independent study, which, along with relevant market data, has helped shape the proposed impact fee rate adjustments.
The Study resulted in recommended rates that reflect actual infrastructure demands to ensure the burden of growth is not displaced to existing taxpayers and reduce pressure for increases in ad-valorem taxes to offset new development.
 
The Board of County Commissioners has not yet acted on the Study’s findings and proposal. As integral stakeholders in our community, we invite you, and anyone interested, to participate in upcoming public meetings, or to provide written input for staff and the Board of County Commissioners.
